This 17-level building houses 129 apartments and is affected by issues of watertightness on the northern, eastern and western elevations. The roof is also in need of remediation and complicated junctions throughout the original design are allowing the elements to cause water damage throughout. Exposed decks also contribute to the weathertightness issues.

The team’s design solution encloses the existing balconies on the northern façade, with a curtain wall. The curtain wall not only solves the issues with the original design, but creates a modern, upgraded appeal to the building. It will allow natural light to flow into the apartments and reduce noise levels for the occupiers.

The problematic fibre cement cladding will be removed and the complicated, leaking junctions are being resolved to streamline them in low-maintenance materials. A new roof will be installed, and balustrades on the eastern side upgraded.

The improved design is carefully considered, using modern, efficient joinery and low maintenance, weathertight cladding solutions. For the owners of these apartments, it’s a chance to solve the problems with their homes, in a way that is future-proofed, healthy and visually appealing.
