This project involved recladding and remedial work for a large apartment complex in New Lynn. It was important that the design visually connect, but also maintain a distinction between the two buildings, as well as addressing all the remediation issues.
The apartment complex was suffering from a number of defects that needed remediation. It had been built with untreated timber framing and complicated junctions, including junctions between different types of cladding. Many of the deck to wall junctions had been inadequately flashed, and the window and door joinery was not correctly installed. All of these factors were leading to moisture ingress across the entire complex.
The responding design maintains the architectural integrity of the original buildings, while introducing low maintenance and watertight materials to ensure all the issues are resolved and the buildings are future-proofed. New textures and colours have been added, to create a fresh visual effect and selected feature areas have been clad with horizontal weatherboards, giving more variation across the façades.
