Currently under construction in the heart of the Auckland CBD, this 13-storey apartment complex is suffering serious water ingress issues. One of the main contributors is external decks, which are entirely unprotected from the elements and are causing serious water ingress.
The team’s design solution has a focus on this issue, addressing the significant water damage caused by this exposure. The improved design encloses the decks with a curtain wall, bringing sleek, uncluttered lines to the façade, with tinted glazing that protects the interiors from sun glare.
The podium space will be enhanced significantly by the refurbishment, adding grass, and decking areas, surrounded by landscaped grass. The space is currently a simple tiled area, so the new design will create a shared space for the residents to enjoy, adding value and a sense of community to the apartments.
Exterior colours were inspired by the work of artist Piet Mondrian, with a streamlined palette selected to provide a cohesive look across the complex. As with all projects of this size and scale, the team is working closely with the Body Corporate of Imperial Gardens, to ensure all owners and their needs are accurately and successfully met.
