This terraced housing complex is situated in the heart of Parnell, a prime location in Auckland’s increasingly in demand housing market. The team were approached by the Body Corporate, to address watertightness issues that had been discovered by the owners.
Within the improved design, the team addressed a range of issues that were causing the homes to need repair. On the exterior, insufficient flashings, complicated junctions and internal gutters were allowing water to creep in, damaging the cladding and the interior spaces. Exposed decks on the southern side were contributing to water ingress, and rooves had insufficient eaves to protect the plaster cladding.
The homes were reclad in pre-finished aluminium cladding, and the improved design implemented simple forms, eliminating the complicated, unsatisfactory junctions. Low maintenance materials mean the spaces are easy to clean and will last much longer than the original materials.
The decks were enclosed to protect them from the elements, which increased the internal floor plan, creating more usable internal space and adding monetary value to each unit.
The remediation work ensured future-proofed weathertightness, creating healthy homes for the residents. It removed the stigma attached to homes that appear to be the classic ‘leaky home’ and gave the owners a new lease on life.
